Rates are for Monday to Friday daytime (8:00am - 6:00pm)
We work from Monday to Friday but not on weekends or bank holidays. We normally don't charge extra for an evening visit if it has been booked in advance. Our price structure is also explained in the FAQs section.
Callout charge and diagnostic fee - £90 + VAT
We don't charge for a callout to a local domestic property (West Hertfordshire within a 10 mile radius from St Albans) at a weekday daytime, even at an evening if it has been agreed in advance. We work from Monday to Friday but not on Saturday and Sunday.
We also reserve the right to charge a diagnostic fee £60 + VAT
if all three conditions are met: 1. A significant amount of work has been involved before we get into the bottom of the fault. 2. The diagnosis is correct and given to customer. 3. The customer decides not to go further repair or a new boiler with us.
If we fix your problem by very first visit, we charge a min £60. The “fixed” includes a boiler reset or switch on, system pressure topping up, radiator valve opening, or pump bleeding etc. Please be aware that this list is not exhaustive.
We have a high first time fix rate, at the moment it is slightly more than 50%. In other words, it is to say more than 50% chance a callout is leading to a boiler fix and a charge accordingly.
If we need to come back with a new part, the typical labour charge on the second visit is from £90 to £120.
For
an intermittent fault, we only offer one free visit (the very first visit), subsequent visit(s) for the same intermittent fault will be chargeable.
If a callout is more than 15 miles away from St Albans, we might charge a callout fee of £60.
We charge callout fees for rented properties. If it is an emergency callout or a commercial callout, we will charge a callout fee accordingly.
Callouts in the evening or at weekends (inc. bank holidays) - £135 + VAT
Normally we don't work in evenings or on weekends. If it is a special callout the charge is £60 for West Hertfordshire locals (within 10 miles from St Albans), and we shall advise customers this fee over the phone.
Requested by customers, any booking at 6pm and afterwards, or on a weekend, will be treated as out of hours, there is £60 callout fee on top of normal fees.
This £60 fee is a callout charge. If we fix your boiler on the first visit, it will be £60 callout and £60 labour in total plus the part if occurred, but if we couldn’t we will still take £60 for an evening or weekend callout.
Please bear in mind we have only successfully repaired 50% of the boilers and heating systems by first visits, due to spare part and material reasons. But an early callout will speed up your boiler repair for sure, even we need to come back with a new part.
Customers are suggested to send us your boiler make and model, or send us a boiler picture to identify the boiler model, along with faulty symptom.
Callout for letting agents and landlords - £90 + VAT
For any callouts deployed by letting agents or landlords, as we don’t meet landlords in person, even we are highly competent on boiler repairs, we still have little influence for landlords to let us go ahead with repairs, we charge a flat callout fee of £60 regardless if we fix the problem by first visit or come back with new parts etc.
For a property access if we need to fetch and return a key at a letting agent office we charge £30 for our labour.
London callout charge - from £90 (£108 inc. VAT)
Occasionally we work in London. The callout charge for domestic clients in London is 90 pounds plus any congestion and parking charge if incurred.
The total price is subject to our availability and the degree of travel difficulty.

We don't have a callout charge for local domestic clients unless it is an emergency callout.
If we fixed your boiler on a very first visit we would charge a min £60 for labour plus parts or materials if incurred. For total two visits while we have to come back with a new part, the repairing labour starts from £110.
We have put effort to keep a basic van stocking for common heating and boiler parts. If we can fix your breakdown by first visit, we are very happy to do so, to save you the costs, and we will be able to do one more job for one more customer.
We don't work at late evenings or on weekend. If it is an emergency callout the charge is 60 pounds, and we will advise you this chargeable service over the phone.
Commercial boiler repairs and quotes - Callout charge at £90
+ VAT
The repair or quote callout charge for commercial boilers and heating in Hertfordshire is 90 pounds including diagnosis to cover you for up to one hour and if we can fix it we will. If necessary further part(s) and labour charge will be discussed with clients after diagnosis, but the callout charge is still there for attending.
Pool boilers are classified as commercial boilers.
After initial callout charge, we will adopt “no fix no fee” for the rest.
Rule of thumb we charge 90 pounds per hour for commercial boiler repairs.
Boiler service - £60 (£72 inc. VAT)
All boilers should be serviced on a regular basis. We charge £60 for a boiler service by following its manufacturer guidance with paperwork to valid warranty or insurance.
The above price is for most heat only and combi boilers. For some complex boilers like Powermax the price will differ.

Fire service - £60 (£72 inc. VAT)
Most of gas fires are open flue types so they are more dangerous than room-sealed boilers. Fires should be serviced on a regular basis, particularly the pilot injector and its air inlet need cleaned on a regular basis.
Back boiler & front fire service - £110 (£132 inc. VAT)
To service a back boiler with its front fire.
Powerflush - £700 (£840 inc. VAT)
Powerflush is an effective method to clean a heating system so you get a better circulation and have the boiler protected. It is sometimes needed with a boiler installation, particularly for those which are converted from old systems to combi boilers.
But powerflush is also used by some newbie heating engineers as a scapegoat when it is difficult to diagnose a circulation problem.
We wish to get your boiler and heating working again after a powerflush, so we will make an assessment first to see if it is really required. Once we give you a quote for a whole powerflush, we will guarantee its working, so “no fix no fee”.

Completed house unblocking - £1200 (£1440 inc. VAT)
From the trust of local customers, we often encounter difficult blockage jobs for central heating systems, normally a customer is left without heating or hot water by one or few local firms, as the blockage is bit trick to be resolved.
There is no surprise some firms didn’t want to engage in a job like this anymore.
This completed house unblocking service isn’t normally straight forwards, it might take one whole day or two days by min two engineers. We still offer “no fix no fee” policy, there is no charge until we finish the job and you are satisfied with outcome.
Boiler PCB (Printed Circuit Board) replacement - labour from £90 (£108 inc. VAT)
Boiler PCBs are not refundable in all parts shops now so if it is a wrong diagnosis we have to take the costs ourselves.
Boiler fan replacement - labour from £90 (£108 inc. VAT)
Fans are prone to fail in old boilers. The cost to replace a fan will be at £80 for labour plus the parts.
Expansion vessel re-recharging - £70 (£84 inc. VAT)
For combi boilers and sealed heating systems, the expansion vessels need recharged at a regular basis.
Central heating pump replacement - parts & labour at £200 (£220 inc. VAT)
Circulation pump costs around 100 pounds (Grundfos), plus 100 pounds labour.
Central heating motorised valve replacement - parts & labour at around £150 (£180 inc. VAT)
Immersion heater replacement for cylinder.

Cooker connection - £80 (£96 inc. VAT)
Gas connection for floor standing cookers or built in hobs. Assume there is a gas pipe nearby, and worktop opening is ready.
Boiler replacement (regular or system boiler) -

A right sized Vaillant or Baxi boiler is suggested. The system will be properly flushed and pump over-run will be connnected.
Boiler replacement (combi boiler) - labour from £1000 (£1200 inc. VAT)
A right sized Vaillant boiler is suggested. The heating system will be properly flushed.
Landlord Gas Safety Certificate (LGSC) - £60 (up to
three appliances) (£72 inc. VAT)
The price includes a boiler, a gas cooker and a gas fire - typical for a rented house. Please note we don't have warm air heater ticket.
For more appliances we charge £20 for each. We also charge for the labour to and from estate agents.
Commercial gas safety certificate - £160 (£192 inc. VAT)
This service applies to small size commercial properties, ie, dental practice, surgeries, house converted offices etc.
Commercial catering gas safety certificate -
from £200 (£240 inc. VAT)
For a takeway and small restaurant the price for gas saftey certificate is 200 pounds, or 50 pounds per appliance. Please note this fee is for inspection only not including any remedial work.
Domestic Electrical Installation Condition Report
(EICR) -
£150 (£180 inc. VAT)
Domestic electrical installation condition report, used to called Periodic Inspection and Report. Its trading price is around 150 pounds for a middle size house. A NICEIC recognised report will be produced.
Domestic electrical visual condition report - £80 (£96 inc. VAT)
NICEIC visual electrical safety inspection report. It is useful for a home buyer.
Portable Appliance Testing (PAT) - from £60 (£72 inc. VAT)
For business offices and HMO landlords, Portable Appliance Testing starts at £60 for first 10 appliances, and then £60 for each 20 appliances.
Commercial electrical condition report - from £300 (£360 inc. VAT)
Electrical installation condition report for commercial promises, ie, restaurants and clinics. The guide price is 15 pounds per circuit. Will produce NICEIC recognised condition report.
Consumer unit replacement - £350 (£420 inc. VAT)
Domestic consumer unit replaced with up to 17 edition standards.
Commercial fire alarm inspection - £200 (£240 inc. VAT)
Routine inspection and service for fire alarm systems.
Commercial emergency light inspection - £150 (£180 inc. VAT)
Routine inspection and service for emergency lights.
We charge for a boiler repair by a completed job, or, by the number of visits but not by hours. We also take into account of part's and spare's prices. We are always transparent on pricing. Any chargeable service should be discussed with clients in advance if applicable.
